Real Estate Investing
Flint was a leading manufacturer of carriages and later automobiles, earning it the nickname “Vehicle City.” General Motors (GM) was founded in Flint in 1908, and the city grew into an automobile manufacturing powerhouse for GM’s Buick and Chevrolet divisions.
Flint is the largest city and seat of Genesee County. Located along the Flint River, 66 miles northwest of Detroit, it is a principal city within the region known as Mid Michigan. According to the 2010 census, Flint is the seventh largest city in Michigan. The Flint metropolitan area is located entirely within Genesee County. It is the fourth largest metropolitan area in Michigan.
Regarded as a major cultural center, Detroit is known for its contributions to music and as a repository for art, architecture and design.
Detroit is best known as the center of the U.S. automobile industry, and the “Big Three” auto manufacturers General Motors, Ford, and Fiat Chrysler are all headquartered in Metro Detroit.
Detroit and its neighboring Canadian city Windsor are connected through a highway tunnel, railway tunnel, and the Ambassador Bridge, which is the second busiest international crossing in North America.
What do you make selling these properties?
Depends on the property and how much work we had to put into it.
How does this investing work?
It’s very simple. We sign an agreement for the purchase. We send that agreement to the title company who conducts the rest of the transaction. They send you the final documents via email or mail and you sign/notarize and send back using a prepaid label back to the title company. Once you are the official recorded owner we would connect you with the property management to set up an owner account and set up direct deposit for the rent.
What about Flint water issues?
Only a portion of Flint was affected and the repiping of that area is 90% complete and going to be done by the end of 2020.
Also will the property taxes be current?
Yes, property taxes are paid by the seller during closing.
I’m not in Michigan, can I still invest?
Yes, that’s why we created this system. For out of state investing to be easy and simple.
Do you offer financing?
We do not offer financing.
What are the monthly payments besides property management?
They collect rent, forward the rent to you, regularly inspect the properties, answer all of the calls for the tenants concerns, arrange and send out maintenance folks to handle any issues at the house. You would cover the cost of materials and labor for repairs. PM will also process evictions on your behalf. They would find a new tenant for you if a tenant moves out for half of the first months rent.
How does rent work?
Tenant pays rent to property management. They keep 10% and forward the rest to you as a direct deposit.
Do I need a down payment?
Cash purchases for properties under $50k because we don’t have a lender willing to lend under that amount. You are free to see if your lender will work on lending for these amounts. This is per property typically. Not for a bundle. They will not bundle houses and consider a higher appraisal just because they are bundled. Check with your lender.
Which property management company do you use?
We have a few different management companies that we partner with that are local to the area.
Do you take financing?
Under $100k you might not find funding for the properties but we don’t discourage funding. We just noticed that when we ask lenders to join our team they usually tell us they won’t finance properties that cannot appraise for at least $100k.
Do you own this properties that you are listing?
Some we own, some other investors own and some come from realtors who want us to market the property for them.
Are you also a property manager?
I used a property management company that is local to partner with.
If I pay cash are their any other fees involved with the purchase?
Closing costs are typically $2000 or less.
What do you do?
We buy properties at a deep discount, do the rehab needed to get it “rent ready” and rent it out to qualified tenants. I work with a large team with property management in place and offer properties to investors who don’t want to be bothered with all the work.
Do you sell turnkey properties anywhere else other than Michigan?
No, not at this time.
How long have you done investing out of state?
Three years and counting.
How long does the purchase process usually take?
It takes about 1-2 weeks.
